Client Grass River and Miami builders shift their focus to mass transit

Client Grass River Property LLC is building its first multifamily project half a block away from the Coconut Grove Metrorail Station with a rather suiting name, Grove Station Tower. The residence will have 184 apartments and 6,000 square feet of retail space on 1.3 acres.

Mass transit is the new focus for builders as they try to alleviate Miami’s infamous traffic congestion. According to Miami-Dade Deputy Mayor Jack Osterholt, last year the county stated it would like both residential and commercial development to be constructed near major stations. This will allow riders easier access to shopping plazas, markets and entertainment rather than just a simple commute to and fro. Grass River Co-CEO Tobin Cobb believes the location of the Grove Station Tower will reduce costs for Downtown Miami residents in the long run.

The new focus on transit-friendly apartments has raised the matter of parking requirements as well. Developers are seeking the approval for a city requirement of 1.6 parking spaces per residential unit which will encourage street parking and use of public transit.
